Apartments: The apartments come unfurnished, however, if an owner wishes to place his condo in the hotel’s rental program, it must be furnished like the condo hotel units.
The additional cost would be $20,000 for a studio, $22,000 for a one-bedroom and $25,000 for a two-bedroom unit.

* The developers will offer the flexibility to combine units to create up to three bedrooms, but this option will only be available in the second phase.
Maintenance: US$2m2 to US$2.50m2 includes use of all amenities at the beach club and Cayo Vigía, garbage, sewer, cable, Wi-Fi, valet parking, 24-hour security and common maintenance.
Real Estate Taxes: Property tax is only 1% of the property’s value. The D.R. typically charges a tax transfer equal to 3% of the property’s value. However, the law grants exemptions on tax transfer to the purchasers of tourist properties for 10 years, which can be extended.
Pets: The property will be pet friendly, within reason, and will likely offer the services of dog walking, pet caring, etc.

Rental Return:
The project will include two types of units: condo hotel and condominium.
The condo hotel program will be run by a professional management team and anticipated returns are between 5% and 8%.
From the start of the operation, tentatively August 2019, the developer will guarantee the following minimum returns for the first three years, with any excess going to the client based on a 65% (owner) – 35% (management) split:
• 1st y ear: 3%
• 2nd year: 4%
• 3rd year: 5%
Owners of a condominium will have the opportunity to place their unit into the rental program too, provided it meets the same standards of the condo hotel.
Owners may receive a rental income too, but the return is not guaranteed and condominium owners will have to conform to the same usage terms and quality standards of the furnishings as the condo hotels.
Buyer Incentives: The developer will reimburse buyers up to $1,500 (including flight and accommodation) if they make a purchase within 60 days of their visit.
Residency: A purchase of $200,000+ will fast track an investor’s permanent residency and legal status in the D.R., allowing them to skip the provisional residency process. Otherwise, foreigners may not remain in the country for more than 60 days. However, the country is soft on this rule, and it is possible for a tourist to stay longer by paying a minimal fee.
Reservation Requirement/Deposit:
All payments made by the buyer will be secured through an escrow account. To reserve your unit requires a $1,000 deposit, with 30 days to complete the first payment of 10%.
• 10% due at the signing of the contract
• 40% due during construction paid in monthly installments
• 50% at the delivery of the unit, tentatively January 2020

Alternatively,
the developer will accept this payment schedule, requiring fewer payments:
• 20% at contract
• 15% at groundbreaking

The developer will discount the purchase price by 5% for buyers who put down a 50% deposit at contract, or they may have a 10% discount by paying 100% cash down at contract.
