This newsletter is just about the Hacienda Luxury Development in Samana Bay.
|
We were are the only real estate with a rights to sell this development in Las Terrenas.
|
I was invitee there this week to view the model show apartment and to be shown the progress of the development and beach club.
|
If any of you are planning a trip here even if you don't intend to purchase property, then feel free to ask us for our recommendations and advice!

Important announcement

We are off to Europe and England on the 11th July and return on the 25th July.
|

So unfortunately we won't be available to show any properties during these dates!

The Hacienda listings have all been updated they are selling well with a lot of the larger apartments sold out.
|
|
The development consists of two types of property Condo Hotel apartments that are studios or 1 beds.
|
These have guaranteed rental income and are solely to be considered as a rental income property with owners use for vacations only.
|
|
In other blocks will be normal apartments that are studios, 1 beds, 2 beds and on request the possibility of a 3 bed apartment.
|
|
These can join the rental pool but no guaranteed income is given, owners can live full time or rent them out as they see fit.
|
These apartments would be my choice and recommendation.
|
I have full rental projection figures and detailed apartment plans along with full details of the development that i will send to those interested!

The photos I took show the construction and the Island which will have the beach club in the distance, this will be members only and have a boat service at the disposal of all owners and their guests.
|
|

|
The occupancy rates from the official tourist office for Samana hotels was 69.89% for the year of 2018.
|
|
Samana has mostly all inclusive hotels and tourists come on various package deals year on year.
|
|
The Hacienda is owned by a large Spanish group that own other such developments and know how to market, they explained that they have already got contracts with companies like hotel.com, Trivago and several holiday tour operators.
|
The room rates are very competitive and thus will attract a lot of tourists business.
|
Samana itself is know for the whales that come from early January to late March each year, cruise ships come and the owners are also marketing these tourist groups for short stays.
|

I viewed the show apartment and was very impressed with the way it was done it had some really nice furniture and fittings all of which are being imported from Europe.
|
|
I was most impressed with the sliding doors they were top glass wood effect aluminium with sound proof solar glass, when closed i could hardly hear the construction noise that was going on directly in front.
|
|
The bathrooms were great very stylish the kitchenette was enough although i think they could have added an oven.
|
|
They did mention that this was only a studio and that the larger apartments do have a larger kitchen with breakfast bar
|

They are building in two phases the first will consists of block 1 and 2 which is the condo hotel and block 3 which are normal apartments, these will all be finished September 2020 along with the beach club, swimming pools, shops, restaurants and other common areas.
|
Phase 2 will be built concurrently but won't be finished until 2021 and 2022 there will be another 5 buildings of normal apartments with swimming pools, restaurant and bars.
|
The prices will go up 30% after the first phase is completed this is guaranteed by the owners.
|
Samana has just announced that the President and government has agreed to release the funds for new facilities such as a stadium for concerts and events and a new highway making travel to Samana faster.
|
|
With the amount of new developments happening on the Samana Peninsula both hotels and residential property, the airlines from the USA must take note and start direct flights to Samana International.
|
Canada, Europe and Russia have various flights throughout the year both scheduled and charter.
|
|

Coming to look for property?
|
|
I would like to just offer some advice to those of you looking to come to Las Terrenas looking for property.
Please be aware that due to the busy rental demands especially on the weekends viewing property on Saturday is difficult.
Sunday is almost impossible as developments are closed and getting staff to open up is hard as Sunday is their only days holiday.
So please ensure that you look at coming in the week and allowing at least 3 or 4 days to see the town its places of interest and property.
